Six Exclusive-Hire Estates We’re Obsessed With

Exclusive-hire estates offer couples something increasingly prized: complete privacy and control. Namely, an entire Grade I-listed manor, neo-Gothic castle or deer park to themselves, with no competing celebrations and no shared timetable to work around. It also happens to be the format best suited to the way couples want to marry in 2026.

Nick Bramer, Marketing Director at Country House Weddings, who’s family has spent three decades running six exclusive-hire estates, points to a clear shift. “For 2026, we’ve seen an increased desire for personalisation, as couples look for a wedding that reflects them – leaning away from some traditions and opting for unique, personal touches.” Country House Weddings is responding in turn, expanding the spread of packages available and trialling bespoke pricing that lets couples build their day brick by brick, with all the flexibility that comes with exclusive hire.

None of Country House Wedding’s six exclusive-hire estates was designed as a wedding venue – they were built as family seats, royal residences and ecclesiastical foundations, and now host some of the country’s most sought-after weddings. 

Here’s what makes each of the six Country House Wedding estates worth the whole-house hire.

Clearwell Castle 

A neo-Gothic mansion built circa 1727 in the Forest of Dean, Clearwell delivers the full castle experience: a portcullis entrance, crenellated battlements, and a sweeping tree-lined drive bisecting 20 acres of grounds. The Ballroom, which dates to the early 1600s, offers a 75-foot aisle and leaded lancet windows that cast patterned light across hardwood floors, while outdoor ceremonies happen at the Bandstand with the castle turrets as the backdrop. What distinguishes Clearwell, beyond a legendary history (the site once served as recording studios for Led Zeppelin and Queen), is its layered spaces: after the ceremony, guests mingle throughout reception rooms and terrace before returning to the Ballroom for dinner (150 seated), then on to the vaulted Cellar Bar, which accommodates 250 for evening celebrations into the night. But with this exclusive-hire estate, there are other options. “Many are looking beyond the traditional seated wedding breakfast for something different,” says Bramer, pointing to a rise in street food requests, such as grandé canapés and pizza feasts late into the night. Accommodation runs to 79 guests across 15 castle bedrooms, three estate cottages and 24 rooms at neighbouring The Wyndham – ideally built for the multi-day weekend.

Gosfield Hall 

Built in 1545 by Sir John Wentworth and later expanded into a Georgian mansion, Gosfield Hall is a Grade I-listed Tudor manor on 10 acres, overlooking a mile-long lake in north Essex. The architectural pedigree is genuine: Queen Charlotte’s oak-panelled Gallery offers a 120-foot aisle for ceremonies, while the Marquis of Buckingham’s former ballroom seats 116 for dinner beneath crystal chandeliers and floor-to-ceiling mirrors that double the light. It’s a setting that suits a more theatrical drinks reception, which 2026 couples are leaning into – Bramer notes that champagne towers and oyster stations are increasingly de rigueur. The Rococo Honeymoon Suite, voted Essex’s best, overlooks the fountain and lake, and 23 bedrooms sleep up to 67 on-site, with a private pub, The Marquis, a stone’s throw away for pre-wedding gatherings.

Leez Priory 

When Richard Rich, Lord Chancellor to Henry VIII, built his Tudor mansion on the site of a dissolved priory in 1536, he can hardly have pictured couples marrying beneath its oak doors five centuries on. Multi-award-winning  Leez Priory is Essex’s longest-established wedding venue, set on 40 acres of parkland just over an hour from London. What began as an Augustinian priory in 1220 became, after the Dissolution, the proud Tudor mansion that stands today – regarded as one of the finest in Essex, then and now. The history is tangible: giant 16th-century oak doors swing on their original hinges, medieval flagstones are worn smooth underfoot, the bar centres on an enormous inglenook fireplace, and the Great Hall and Tower each offer storied ceremony spaces. The inner courtyard’s croquet lawn suits a summer drinks reception, and the house sleeps everyone across 22 bedrooms and three ground lodges, with a tucked-away cottage for the bride and bridesmaids the night before.

Bourton Hall 

Built for the Shuckburgh family in 1791, this Grade II-listed Italianate manor sits on a ridge overlooking Draycote Water reservoir and the green expanse of the Leam Valley. Bourton Hall‘s arresting setting includes 15 acres of neat parkland and views across wide Warwickshire countryside, and the interiors deliver quintessential period drama: ornate ceilings, original staircases, and a Banqueting Hall that seats 120 for dinner with valley-views through soaring windows. Guests in the former-Catholic chapel will notice marble-panelled walls and a wood-and-gold-leaf ceiling – authentic design impact that needs little extra dressing. Outdoor ceremonies take place in the gardens or under the Portico with the honey-coloured house as backdrop. The new Coach House – bar and 12 bedrooms to boot – means you can begin the night before early, while the bridal party retires to the separate Gatekeeper’s Cottage and wakes seamlessly onsite (rather than arriving mid-morning in convoy).

Holmewood Hall 

Holmewood Hall sits in its own pocket of woodland and clipped lawn, a red-brick Tudor house of 1873 on 10 acres of Cambridgeshire parkland, with the flat Fens running out to the horizon beyond the trees. Seclusion is the draw: under exclusive-hire, the whole estate is yours, from the parasol-dotted terrace to lawns wide enough for an outdoor ceremony at the bandstand. Inside, the Gold Room sets the tone – a 50-foot aisle beneath an 18-carat, gold-leaf ceiling that catches the afternoon light – before a wedding breakfast in the Banqueting Hall, with lake views. Golden-hour drinks drift between the croquet lawn and the Terrace Bar, eventually graduating to a night on the dancefloor at the Vault disco. Bramer notes that 2026 couples like to keep this last stretch relaxed, particularly when they cut the cake: “Single-tier cakes, cupcakes and brownies, even tiramisu”, are increasingly popular, with many choosing piled-high grazing tables. And then there are 20 newly renovated rooms including the Renaissance Honeymoon Suite, with the Courtyard Cottage on hand for the night before.

St Audries Park 

St Audries Park is set in 100 acres of deer park at West Quantoxhead, Somerset, a Georgian manor house that looks out across the Quantock Hills and the Bristol Channel. The winding drive through wooded parkland, where deer graze, sets the tone for this immersive (and award-winning) venue, which feels remote despite being just 45 minutes from Bristol and Taunton. The Victorian Orangery, with coastal views, is standout for a ceremony; the estate’s bucolic grounds offer ideal settings for summer ceremonies; while the nearby parish church of St Etheldreda, surrounded by in-the-round green, works well for Christian weddings. The Banqueting Hall seats guests beneath high ceilings flooded with natural light, and parties can sprawl across the house and terrace as the sun sets over the water. On-site accommodation is up to 70 for the night of your wedding, with 14 rooms in the main house, plus a smattering of charming cottages across the grounds.
